Magnificent "As New" Masonry Home
19 MURITAI ROAD, MILFORD BEACH
Located in one of Milford's most popular and exclusive seaward side streets, number 19 Muritai Road is a remarkably presented, architecturally designed home by Malcolm Walker. The masonry home including concrete mid-floor has been impeccably maintained and cared for, since it was completed in March 2013. Located just four properties back from Milford Beach, you can see and hear the water and a flat stroll will have you on the beach. The property has lovely lines with its high-pitched roof and extensive established planting. It is warm and inviting as you enter through the front door into a high voided space. Solid American oak floors grace the ground floor which is comprised of kitchen, dining and large lounge - all contained, effectively within one space.
The kitchen has been updated with new appliances in 2020 and offers a good platform for entertaining with stone tops and good storage. The kitchen faces north and connects very well with the dining area, which also has a warm window seat for socialising and relaxing. The dining and lounge both flow out to expansive outdoor entertaining spaces which are in two distinct areas, allowing for the owners to follow the sun till the end of the day.
A key feature of the house is privacy. One cannot be seen in any of the rooms downstairs or the outdoor living, thanks to extensive hedging and the mature olive trees on your front boundary. A very generous formal lounge with gas fire runs off the dining and this space has blonde ply ceilings, which give a relaxed and beachy vibe. Also on the ground floor is a very spacious laundry which has been planned to house a home gym. A generous fourth bedroom or second lounge future-proof the home for those that need single-level living. A generous double garage with high stud and storage completes the floor.
Upstairs is impressive, thanks to the generous width of this level. Immediately apparent was also the size of the two guest bedrooms, which would be at least 25-50% larger than the normal size for properties in this street. Both of these bedrooms open out to a large north-facing and partially covered deck, which is a nice sitting area where you can hear and see the water. Down the corridor, which has a lovely timber "Cape Cod" styling balustrade, is the master bedroom. This, like the other two bedrooms, is a very opulent space. It offers a good-sized walk-in wardrobe and ensuite, offering glimpses of the water to show you just how close you really are.
There are touches of the home which are invisible but make the house stand out. The solid concrete mid-floor ensures that movement between the floors is completely soundproofed and also offers excellent insulation properties, in terms of temperature moderation. The entire property is blessed with heavy-duty shopfront aluminium joinery, which is a really nice gauge and looks and feels fantastic. The house has been impeccably maintained since its construction with a recent repaint in 2020/21 both inside and on the pergola and soffits.
